Coot Cottage is one of four cottages on a small development near Smallburgh, right on the river. It feels remote but you're actually just off the Yarmouth road. The place is part of a working boatyard, so you'll see boats coming and going. That's just how it is.
It sleeps four. Two bedrooms, one bathroom. It's got a 4 Star rating. It's clean, comfortable, and well looked after.
Each cottage gets its own bit of garden with furniture and a private quay heading on the river. Fishing from there is included, if that's your thing. The patio doors from the living room open straight onto the view.
You get access to an indoor heated swimming pool and a sauna on site. They're shared between the five cottages here, so you might see other guests. There's also a small dinghy provided with the cottage for messing about on the river.
For facilities, it's got the main things: TV, Wi-Fi, a washing machine, dishwasher, and parking right there. Bedding is included. A cot is available if you need it. No pets, sorry.
The nearest shop and a pub are about five minutes' walk away. It's a proper local pub, serves food.
You're in a good spot for getting around. Stalham and Wroxham are about 15 minutes by car. Norwich is about half an hour's drive for a day out. The coast at Sea Palling or Happisburgh is within 20-25 minutes if you fancy the beach. There are plenty of National Trust places within easy reach, like Blickling Estate or Felbrigg Hall.
