The Coot is in Hoveton, just outside Wroxham. It's one of four lodges on the riverbank, set back a bit behind a small mooring area.
It sleeps eight people. That's four bedrooms and three bathrooms. One shower room is on the ground floor which is handy. It's got a 4 Star rating, so everything is in good order.
The layout is upside-down. The main living area and kitchen are upstairs to make the most of the view. There's a balcony off the living room. You can sit out there and watch the boats go by on the river. It's very quiet.
You get the use of a day motor launch included for most of the year. It fits eight and you moor it right outside. It's an extra charge during the main school holidays, but it's a discounted rate from the owner. You'll need to sort that with them directly when you book.
If you like fishing, the owner has fishing rights on a stretch of the river nearby. You need your own kit and a valid Environment Agency rod licence.
Wroxham is about a ten minute walk. There are shops, a few places to eat, and the boatyards are there. It's easy to get a day boat or join a trip if you don't fancy piloting the launch.
Norwich is about twenty minutes by car. Good for a day out if you want museums or proper shopping. The north Norfolk coast, places like Cromer, is about a forty minute drive. The beaches there are good.
For facilities: there's parking, wifi, a washing machine, a dishwasher, and bedding and towels are included. The garden is a small lawned area by the water. You can bring up to three dogs.
