The location is the main thing. You're in a little private group of cottages with lawns down to the river. You can just sit and watch the boats go by. If you fish, you can do that from the boat basin here. It's a short walk, maybe five minutes, to the shops, pubs, and cafes in Wroxham. You don't really need the car if you don't want to drive.
For days out, you can hire a boat right in Wroxham. The Bure Valley Steam Railway starts nearby and goes to Aylsham. Wroxham Barns is on the edge of the village for crafts and things. Norwich is about eight miles away for proper city stuff like the cathedral and shopping.
The coast is about a 30 minute drive. Sheringham is one direction, Great Yarmouth the other. There's plenty of walking and cycling trails around the Broads. The Broads Authority website has good maps and information.
That's about it. It's a straightforward place in a good spot by the water.
