This is Bewick Swan. It's one of a few modern houses together on the river in Wroxham. They call Wroxham the capital of the Broads. That's about right, everything is on your doorstep.
It sleeps seven. Four bedrooms, all with their own bathrooms. That's handy. It's got a 5 Star rating, so it's well kitted out and comfortable.
The main living area is upstairs to get the view. You've got a balcony looking out over the river. It's a proper view of the Bure, boats coming and going. The stairs are fine, just a normal staircase.
Downstairs there's an enclosed courtyard with a barbecue. You get two parking spaces.
The big thing is you get a motor launch included with the booking, free of charge. You pick it up from the owner's boatyard nearby. You can moor it right by the house. They'll give you life jackets. If you bring a dog, they have pet life jackets too for a small deposit. It's a great way to see the Broads. You can fish from it if you have a licence and bring your own gear.
Wroxham itself is a five minute walk. There are shops, cafes, a couple of pubs. You don't really need the car. For walking or cycling, the paths start right from the door.
If you want to go further, the coast is about half an hour's drive. Cromer and Sheringham are that way. Norwich is under twenty minutes in the other direction for the cathedral, castle, or shopping.
There are a couple of National Trust places nearby: Felbrigg Hall and Blickling Hall. Both are worth a visit.
Inside, it's got what you'd expect. Wifi, TV, dishwasher, washing machine. Bedding and towels are included. There's a cot and a stairgate if you need them. You can bring two dogs.
