Topsail is in Hoveton, Norfolk. It's one of several apartments right on the water, with its own private mooring out front. You get a decked balcony overlooking the river. It's good for sitting out.
The place sleeps eight. Four bedrooms, each with its own bathroom. It's got a 4 Star rating. The layout is modern, more like a dockland apartment than a cottage.
There's a day boat included with the rental. You can have it free most of the year, but not during the school summer holidays. You can still hire one from the owner then, at a bit of a discount. If you've got a fishing licence and your own gear, you can fish from the owner's stretch of riverbank. Life jackets are provided. If you bring a dog, there are pet life jackets available for a refundable deposit.
You're right in Wroxham, which is the main spot for the Norfolk Broads. Shops, cafes, and a couple of restaurants are about five minutes' walk. The best way to see the Broads is on the water, obviously. You can also walk or cycle on the paths around here.
The coast is about half an hour's drive. Cromer and Sheringham are the bigger seaside towns. Norwich is under ten miles away for a day out. If you like historic houses, Felbrigg Hall and Blickling Hall are both National Trust places nearby.
Facilities: there's parking, wifi, a washing machine, a TV, and a cot if you need it. Bedding and towels are included. It takes up to two dogs. There's a stairgate.
