Topsail
Topsail is one of a row of dockland-style apartments in Hoveton, right on the river Wensum. It's got its own mooring spot out front and a decked balcony over the water. You can sit out there and watch the boats go by.
It sleeps eight people in four bedrooms, and each bedroom has its own bathroom, which is handy. It's a 4 Star place, so it's comfortable and well-fitted.
The main thing is the boat. You get the use of a motor day launch included, which is free except during the school summer holidays. During those weeks you can still hire one at a reduced rate. Life jackets are provided. If you've got a fishing licence, you're welcome to fish from our stretch of the bank.
You're about a ten-minute walk from the centre of Wroxham, which has shops, cafes and a few restaurants. It's called the capital of the Broads for a reason. The train station there can get you into Norwich in under twenty minutes.
Norwich is less than ten miles away for a day out. The coast is about half an hour's drive. Cromer and Sheringham have proper sandy beaches. For walking, the Broads are full of footpaths and cycling trails.
Facilities wise: there's parking, wifi, a washing machine, and a cot and stairgate if you need them. Bedding and towels are included. You can bring up to two dogs.
