Sitch Farm

Sitch Farm is in Starkholmes, which is on the edge of Matlock. It's a detached, stone-built cottage, so no one's on the other side of the wall. It's up the hill a bit, so you get a good view over the valley.

It sleeps eight people in four bedrooms. There are two bathrooms, one is ensuite to the main bedroom. It's got a 4 Star rating, which means it's well kept and comfortable. It's a listed building, so the windows are single-glazed and the stairs are winding. They're solid, but watch your head in a couple of places.

The kitchen is big and has a proper dining table. The living room has a woodburning stove. There's also a small snug room off to the side, which is quieter. Through there is a sunroom with doors out to the garden. The garden has a patio with a table and a barbecue. It's enclosed, so it's fine for dogs.

You can walk into Matlock town centre from here, it's downhill. Takes about twenty minutes. The nearest pub is a five minute walk. Matlock Bath is along the road, that's where the cable car up to the Heights of Abraham is. It's touristy but the views from the top are worth it.

You're right in the Peak District. Good walking starts from the door. Carsington Water is about ten minutes by car for sailing or a bike ride. Chatsworth House is roughly twenty minutes drive. Haddon Hall is a bit closer. Bakewell is about twenty minutes as well.

For facilities: parking for two cars on the drive. WiFi, TV, dishwasher, washing machine. Bedding and towels are included. It's listed as having a wheelchair accessible entrance, but it's a cottage with steps and uneven floors inside, so do check the details if that's important for your group. Two well-behaved dogs are allowed.
