The place is called Rook. It's one of the cottages at Newhouse Barton near Ipplepen. That's in South Devon, about halfway between Totnes and Newton Abbot. It sleeps four, two bedrooms, one bathroom.
It's got a 4 Star rating. It's comfortable. Carpeted, warm. There's an open plan living area downstairs with a woodburning stove.
The main thing here is the site itself. It's a group of converted barns and cottages around an old farmyard. It's quiet, no through traffic. Your kids can run around the courtyard safely. There's a small play area for them.
There's a heated indoor pool on site. It's Roman style, so a decent size. You book slots for it. There's also a games room with a pool table, table tennis, that sort of thing. It's useful if the weather turns.
You've got your own patio with a barbecue, looks out over the fields. Parking is right outside. There's an EV charger if you need it.
Inside, it's got what you'd expect. Washing machine, dishwasher, WiFi, TV. Bedding and towels are included. There's a cot and a highchair if you need them.
Location wise, it's good for getting to both the coast and Dartmoor. You're about 20 minutes from the sea. Blackpool Sands and Slapton are that way. Dartmoor is about 20 minutes in the other direction.
Totnes is ten minutes by car. Nice for a mooch, has a castle. Dartmouth is maybe 25 minutes. Salcombe is a bit further, about 40 minutes, but the estuary is lovely. For a big day out, the National Trust have a lot of properties nearby, or you can drive to the Dartmoor National Park.
It's a solid base. You've got the pool and space for the kids on site, and plenty to see within a half hour drive if you want to go out.
