In a peaceful setting, this delightful ‘upside down’ property is just yards from a small working boatyard, mooring basin and river, where small boats and kayaks can be hired, and where fishing and lovely waterside walks can be enjoyed. Set back from the road and easy to find, this is the perfect spot in which to relax and unwind. The open plan living/dining/kitchen area has French doors leading to a balcony with outdoor furniture, where you can admire views over the unspoilt wild marshland, and the ground floor master bedroom has French doors leading out to a small herb garden with decked patio and garden furniture.
Merlin is set in the middle of a row of six cottages, with its balcony overlooking unspoilt marshland, and is within 5 miles’ drive of the glorious unspoilt beaches of Sea Palling, Winterton-on-sea, Eccles-on-Sea and many more beautiful beaches. The shopping towns of Stalham, Wroxham and the department store at Potter Heigham are all a short drive or easy bike ride away. The historic town of Norwich is 25 minutes by car, and the seaside town of Great Yarmouth is 17 miles away. The village of Sutton with its small local shops is ½ mile, pub 50 yards.
