Park Cottage
This is Park Cottage in Balls Cross, West Sussex. It sleeps twelve, which is a lot. Five bedrooms and three bathrooms. That helps with the morning queue.
It's a big place in a small, quiet village called Kirdford. You can walk to a couple of old pubs. The nearest one is about fifteen minutes up the road, opposite a kids' play park.
The garden faces south, which is good for sun. There's a patio, a BBQ, and a firepit. It looks out over fields and trees. At the front there's a car port, and we keep a table tennis table in there. Basic bats and balls are there if you want to use it.
It's got a 4 Star rating. That means it's comfortable and well-equipped, not a show home.
You're about a mile from the edge of the South Downs National Park. Good for walking. The Wey & Arun Canal path is close by, and you can get boat trips on a restored section at Loxwood, about ten minutes' drive away.
Petworth is five miles away. It's a nice market town with antique shops. The main draw is Petworth House, which is National Trust. Big art collection, Capability Brown park.
If you've got children, Fishers Adventure Farm Park is about ten minutes by car. Within half an hour you've got a few other options like Black Down, RSPB Pulborough Brooks, and several big gardens like Nymans and Leonardslee.
The Goodwood estate is about a 30 minute drive. They have horse racing, the Festival of Speed, and a golf course.
Facilities are all listed. Bedding and towels are included. There's a washing machine, WiFi, a cot, and a highchair. Plenty of parking on site. No pets, sorry.
