River View Cottage is out at Brockholes Farm, just outside Tebay. It's a detached, ground floor place. Sleeps four, two bedrooms, one bathroom. The rating is 4 Star, so it's comfortably done and everything's in good order.
It's on the banks of the River Lune. The main room is open plan, and the view looks right up the river and the valley. Good for just sitting with a cup of tea. You've got your own bit of garden out front with seating.
The farm's been converted into a few cottages. They've kept the character, but it's all modern inside. There's a shared kids' play area on site. You're allowed to walk across the owner's land. There's fishing on the river if that's your thing.
Tebay village is about two miles away for basics. The M6 junction is close, which is handy. Kirkby Stephen's not far, maybe ten minutes by car. It's a proper market town with shops and a couple of places to eat.
You're right on the edge of three big areas: the Yorkshire Dales, the Lake District, and the North Pennines. So if you want to go walking or driving, you've got a lot of choice. Kendal is about 20 minutes south. From there you can get to Windermere, Ambleside, and Grasmere easily.
For facilities: it's got a dishwasher, TV, WiFi, a walk-in shower, and parking right outside. Bedding and towels are included. There's a cot and a highchair if you need them. You can bring up to two dogs.
