Alright. Ystwyth House is in Borth, on the west Wales coast. It's a detached house on the beach. I mean right on it. You go out the back gate onto the pebbles and the sand is there.
It sleeps eight. Four bedrooms, two bathrooms. It's got a 5 Star rating. It's been done up recently so it's in good order, comfortable.
The layout is straightforward. Ground floor living area and kitchen, with doors out to the deck. Upstairs, some of the bedrooms have balconies looking straight out to sea. You can see the whole bay from there. We see dolphins sometimes from the house, but no promises.
The village is small. There are a couple of pubs about a hundred yards away, they do food. A few shops and cafes, and a small cinema. It's quiet most of the year.
If you walk south along the beach, you're straight into the Dyfi National Nature Reserve. For a bigger town, Aberystwyth is about five miles north. You can drive or get the train. They've got the promenade, the castle, the university there.
For days out, the Vale of Rheidol Railway steam train goes from Aberystwyth up to Devil's Bridge. New Quay and Aberaeron are along the coast, maybe half an hour's drive. They're nice for a visit.
Practical things: it's got a dishwasher, washing machine, WiFi. Bedding and towels are included. The garden is enclosed. You can bring one dog.
If you're booking activities or walks, the Visit Wales site is useful, and the Natural Resources Wales pages for the nature reserves.
