Bramble Cottage

Within about half an hour you've got Beamish Museum, which is a big open-air museum, and the Angel of the North. Newcastle and the Metro Centre are about 45 minutes by car.
The place is set up for walking, with footpaths from the grounds. The owner can provide a cot and highchair. There's a washing machine, bike storage, and parking. The whole site is wheelchair accessible, with a ground-floor wet room and no steps at the entrance.
