Middle Bank Top Farm is in Water, which is between Burnley and Rawtenstall. It's a detached farmhouse on our working farm. You'll see us coming and going with the sheep. It sleeps twelve, with six bedrooms and two bathrooms. It's got a 4 Star rating. It's comfortable and clean, but it's a farmhouse, not a hotel.
You come into a living room with a wood burner. The dining table is big enough for everyone. The kitchen has what you need. Upstairs, one of the six bedrooms has bunk beds. The stairs are standard for an old house.
Outside, there's a big enclosed garden with a patio and furniture. You can park right by the door. We can take two well-behaved dogs. There's an electric vehicle charger.
The village itself, Lumb, is quiet. It's got a pub and a cafe. For a bigger shop, Rawtenstall is about ten minutes drive. The East Lancashire Railway runs steam trains from there, which is a good day out.
You're right on the edge of the Pennines here. The Forest of Bowland is about twenty minutes east. The Yorkshire Dales are maybe forty minutes north. You can be in Preston in half an hour if you need a city.
Facilities: everything listed is there. Washing machine, dishwasher, wifi, TV, cot and highchair. All bedding and towels are included. We've also got bike storage if you bring them.
If your group is bigger, we have another cottage next door, Courtyard Cottage. They can be booked together.
